4 reasons you absolutely need a real estate agent

Is A Real Estate agent still necessary?

Recently, I agreed to help my friend find an apartment for his daughter.  I explained the process and asked for her credit report which she could pull herself for free.  I never heard from him for several weeks.

A few days ago, my friend said his daughter did not want my help.  She said that real estate agents are no longer needed in the sale and leasing of properties.  His daughter decided to use one of the many online real estate platforms in her apartment search.  “Why should I pay an agent when I can save the money and deal with the landlord myself?”

Agents Make Sure You’re Rent Ready

In the current real estate market, landlords are looking for tenants with great work histories, high credit scores and 3 month’s rent upfront. Additionally, they want background checks.  Much like the prequalification process in the purchase of real estate, agents can do these checks early in the search so you are ready when you find the perfect property.

You have too many responsibilities and not enough time. To get everything done, it makes sense to delegate some of those jobs to someone else.  A real estate can help you sift through the junk and find a gem that is right for you.

There is little to no cost for our help

The cost to the tenant is the same. My friend’s daughter incorrectly assumed that she would pay more if she used my services.  This is probably a common misconception.  The fee for the agent comes from the landlord in the upfront rent.  Some agents may charge a modest fee for the credit and background checks of about $100 but it can be negotiated.

We work in your best interest

You need a second set of eyes in the deal looking out for your interest. You may find a place you love but what about the parking situation?  Do they allow pets? Has the landlord had multiple tenants in a short time?  Some issues can be overlooked during your search but can become burdensome and costly later on.

I’ll leave you with an interesting story about a couple, Keith and Lisa, that split up after living together for a time.  The relationship ended with the pair filing temporary orders of protection against the other.  Keith decided to get a new apartment and hired a real estate broker to work on his behalf.

The real estate broker learned about the court order during the background check and was able to reassure property owners that Keith was worth the risk.  Keith eventually got the apartment of his choice despite the court order.

Lisa on the other hand, did not seek the help of a real estate professional.  She found numerous apartments that she liked and submitted several applications to various rental agents.  Lisa was unable to get an apartment despite a solid work history and 800 credit score.  She didn’t have anyone to advocate for her or to explain the circumstances surrounding the order of protection.

You can always find a way to save a buck on different things we buy everyday.  I am the first to admit that I love saving money.  My favorite price is FREE!!  The important thing to consider is the value of what we get with our hard-earned dollars.  Sometimes it’s wise to let someone else do the searching and the negotiating while you live your life!!
